Q: Does Kodiak Construction have its own crew?

A: Kodiak Construction has its own crew, but does sub-contract out portions of the work depending on the scope of the project. Having one's own crew helps remain flexible when there are changes to the timetable. The sub-contractors who are used are licensed and have worked with Kodiak Construction before. In the event that a new sub-contractor needs to be used, Kodiak Construction uses its network of other trades people to get solid referrals before we bring them onto one of a job sites.

Q: What role does Kodiak Construction play in the overall scheme of the project?

A: Kodiak Construction is the general contractor. The general contractor coordinates the timing of the various trades people, our own crew or sub contractors, meets with the appropriate building inspectors as needed and is often part of the design team of client, architect, interior designer and structural professionals.

Q: How do I get my permits?

A: The permit process varies from district to district. Depending on the complexity of the project, drawings may be as simple as a cabinet layout for a kitchen remodel or as complex as to include full detailed blueprints with soils, structural and energy use reports. This can either be handled by an architect of your choice or can be coordinated by Kodiak Construction. Permits are often more time consuming and expensive than clients expect, so should be discussed and addressed early to avoid financial surprises.

Q: Can I stay in my house during construction?

A: This question is addressed on a per project basis. Most clients choose to live in the house through kitchen and bathroom remodels. Larger projects, where second stories are added, I usually advise the clients to move out if financially feasible. Under the best of circumstances, remodeling is a messy, disruptive and stressful undertaking. Not having a refuge from it can make it more so.

Q: How long can I expect my project to take?

A: This of course depends on what your individual project is. In general, a kitchen remodel (stripped down to the studs, but no structural work) can take between 8 - 12 weeks. Bathrooms (stripped down to the studs) will take between 4 - 8 weeks. Of course there are a huge number of variables, not to mention the client's ability to make timely decisions and then not change their mind.
